A quick guide to the buying process

Please make sure you check and calculate Stamp Duty Land Tax (SDLT) before you make an offer on a property. The best way to check is with www.gov.uk/stamp-duty-land-tax.

 

Once your offer has been accepted:

We recommend you now instruct a solicitor to act on your behalf who will guide you through the conveyancing process.

You will be expected to provide ID for anti-money laundering purposes to your solicitor and with the agent with whom you are buying the property.

Contact your mortgage broker or finance provider to arrange a mortgage valuation and/or a building survey.

 

Exchange of contracts:

Once your solicitor has approved and has your signed contract and received cleared funds (deposit normally 10%) they will be in a position to exchange contracts with the other party. This coincides with the fixing of a completion date.

 

Completion date:

This is when your solicitor sends the purchase monies to the vendors solicitors by bank transfer and obtains the signed transfer and other legal documents from the other side solicitors.

Once your solicitor has confirmed that all monies have been paid the keys to your new home can be collected as per arrangement via the estate agent as you are now the legal owner of that property.
